Our step-by-step renovation process

What order should a home renovation be done in? One of the most important parts of a successful renovation is getting the order of works right. Poor sequencing can cause delays, add extra costs, and even undo finished work. We approach renovations methodically, treating them almost like a fresh build — starting with the big, messy tasks and finishing with the delicate ones.

🔨 Step 1. Demolition & strip-out

We begin by removing old fixtures, damaged surfaces, internal walls (if needed), and anything no longer part of the plan. This clears the way for new work.

🧱 Step 2. Structural work

Any new openings, walls, steel beams, or extensions are completed at this stage. This forms the structural framework of your renovated space.

💧 Step 3. Groundworks & foundations

If you're adding new space, we install foundations, drainage, and any underfloor heating or pipework needed before flooring is laid.

💡 Step 4. First fix electrics & plumbing

With the structure open, we install wiring, pipework, ventilation, and heating — all hidden behind walls and floors once finished.

🪟 Step 5. Windows, insulation & plastering

Once the home is sealed and insulated, we close walls, apply plaster, and prepare rooms for the internal fit-out.

🔩 Step 6. Second fix & internal finishes

Now we fit floors, doors, skirting, kitchen units, bathroom suites, and any built-in storage or carpentry.

🖌 Step 7. Painting & decorating

The final touches — walls are painted, fixtures are polished, and your renovated home is ready to enjoy.

Why is the order so important?

Each phase of a renovation builds on the previous one, and getting the timing wrong can create unnecessary rework. For example, painting walls before floor tiling can lead to damage - as many homeowners discover too late! Our team carefully plans each project to avoid clashes between trades, allowing the work to flow logically and cleanly without avoidable delays or damage.

How long does a home renovation take?

Renovation timelines vary widely depending on the size and scope of the work. A small internal renovation or kitchen update might take a few weeks. Larger projects - like full-home refurbishments, major structural changes, or adding an extension - typically take between four and seven months. Anything bigger or more complex may run beyond that, depending on site conditions, planning approvals, and design changes.

At O'Callaghan Construction, we aim to provide realistic timelines from the outset. We understand that a renovation impacts your day-to-day life, so we plan and coordinate carefully to keep the project moving and minimise disruption, even when you're living on-site during works.
